Mixed-use subdivision in Jefferson City

Developer Nick Lakins is planning to locate a mixed-use subdivision in Jefferson City. Bordered by Hillview Lane and Highway, the project will combine several across single family homes near the entrance at the highway (left), transitioning to condos and then apartments as it spreads up the hill (right).

Jefferson City’s Regional Planning Commission advanced real estate developer Nick Lakins’ plans for a mixed-use subdivision across Highway 92 from the Community Center last week, including rezoning from R-1 to R-3 and a recommendation that adjacent property be annexed into the city.

“He is wanting to develop this into a subdivision,” said Codes Enforcement Officer Tom Jones, when asked for his thoughts on the proposal that will bordered by Hillview Lane. “He is wanting to get the most density he can. To get that density it could be zoned R-3 and do it as a planned unit development.”
